Healthcare Activos establishes strategic partnership with MEDIAN Group following the acquisition of two mental healthcare facilities in Germany

The transaction marks the beginning of a long-term partnership between Healthcare Activos and MEDIAN Group. The two assets are being acquired from MEDIAN Group via a-sale-and-leaseback transaction. MEDIAN Group is a leading pan-European provider of mental health, specialist care and rehabilitation services, with more than 400 facilities and 31,000 employees across MEDIAN in Germany, Priory in the UK, and Hestia Health in Spain.
The two mental healthcare facilities are located in the Lake Constance region in Germany – a hub for inpatient rehabilitation and psychosomatic care, attracting hundreds of patients nationwide. Together, the two assets comprise over 21,500m² and more than 250 beds. The facilities provide specialized inpatient treatment for conditions such as depression, anxiety and burnout via a multidisciplinary treatment approach which integrates physical, psychological, and social support.
The acquisition is being made through Healthcare Activos Yield 2 SOCIMI S.A., the investment vehicle listed on the Euronext Paris Stock Exchange, and launched in 2024 in partnership with a group of global institutional investors to invest in mid and long term stay healthcare assets across key European geographies. The transaction is fully consistent with the vehicle’s strategy, which prioritizes high-quality assets with sustainable rents in long-term triple net leases with guaranteed, inflation-linked cash flows and managed by the main European operators.
