Healthcare Activos acquires its first residence in Portugal

The investment group Healthcare Activos, through its REIT (socimi) Healthcare Activos Yield 2 (HAY2), has reaffirmed its commitment to Portugal with the acquisition of its first nursing home in the neighboring country. The asset is the DomusVi Santo Agostinho geriatric center, located in Leiria, which features 145 beds and is managed directly by the DomusVi Group (as of last year, the group’s Portuguese business is no longer under the management of DomusVi Spain).
The Leiria center expands Healthcare Activos’ portfolio in Portugal, the country chosen by the group in October 2020 to begin its international expansion with the acquisition of the Trofa Saúde Vila Real Hospital. This complex, equipped with state-of-the-art technology, was inaugurated in October 2018 and has 58 beds, 83 consultation rooms, and three operating theaters across its nearly 23,000 sq m of built area. This operation was followed in December 2022 by the acquisition from the Fundo de Investimento Imobiliário Fechado de Saúde of two other hospitals managed by the specialist Luz Saúde in Coimbra and Lisbon. In 2023, the group completed the purchase of a newly built clinic in Montijo, a Portuguese town near Lisbon, managed by the operator CUF. This facility is equipped with 16 specialized consultation rooms, two examination rooms, two treatment rooms, two laboratories, and a diagnostic imaging area, among other services, within a 2,226 sq m space.
The purchase of the Leiria nursing home brings Healthcare Activos’ total investment in the neighboring country to over €100m, while it continues to expand its presence in Europe. The firm already owns five nursing homes in France, the most recent of which was added in Paris last summer; one center in Germany; three in Ireland; and eleven other geriatric centers in Belgium. Its most immediate plans include entering Italy, where it is reportedly already negotiating several projects, and continuing to grow in the other aforementioned countries.
Meanwhile, the group continues to move forward with its Spanish projects, with construction set to conclude in the coming months. In this regard, Healthcare Activos has already delivered nursing homes to the Vivalto Vie (Solimar) and emeis groups. These operators are currently outfitting the facilities to begin management shortly in Madrid (Carabanchel district) and Vitoria, respectively. For the same groups, construction is nearing completion on nursing homes in Ferrol (where emeis expects to open in the first months of 2026) and Sabadell (for Solimar, which could launch the center before the end of the year). Construction is also well advanced on the neurorehabilitation center (CIAN) that Healthcare is developing in Madrid for the Clariane group, which has already begun outfitting works. This is also the case for the nursing home to be managed by Sanitas Mayores in Valencia (both openings could materialize at the end of this year) and the Huétor Tajar (Granada) center for the Amavir group, which is also scheduled for completion in the coming weeks. Looking ahead to 2026, the investment group expects to deliver two centers to DomusVi currently under construction in Granollers and Gavá, with completion forecasted for February and June 2026. Beyond this, Healthcare Activos continues to study new opportunities in Spain, presumably through investments in new greenfield projects.
